Power mirror half working?

can anyone help with this one? the power mirror on my 2001 Suburban will work towards the out position on both mirrors but does not respond to up down or towards the vehicle. I assumed it was the switch and have replaced it ut the problem still exists. All fuses appear ok, but are there replays under the dash or something that control other direction? Stange how the problem is on both passenger and driver sides... and help would be great!

just re-read the post... should say relays, not replays ...LOL!

I know that on my 2001 the contacts in the switch got corroded from rain, dirt and humidity. I cleaned them and it works great ever since.  Did you replace the entire assembly?
